A Form Based Code for the Espanola Mainstreet District

We were commissioned by the New Mexico Livability Innovation Fund to create an alternative zoning code to catalyze redevelopment of Espanola’s Mainstreet District. The code is based on the existing formal, social, and economic characteristics of each streetscape in the district.

Ohkay Owingeh Land Use Code

Working closely with the Planning Department and cultural leaders, we revised and extended an earlier masterplan, and wrote the first land use and development code, and the first roadway standards. The documents reflect traditional stewardship values and a long-negotiated balance between self-reliance and modern economic opportunities.

East Gallup Mixed Use Code and Masterplan

The masterplan for this 800-acre property envisions compact, mixed-use neighborhoods and a town center framed by significant open space reserves and recreation fields.  We wrote a form-based code that was accepted into the City Zoning Ordinance.
